CEBU CITY, Philippines – Po family-led green developer Arthaland Corporation has expressed confidence that Cebu Exchange, its flagship 39-storey green office building project outside of Metro Manila, will be completed by 2021 as investor interest and sales velocity for the property have been encouraging.

At the launch of Arthaland’s new marketing campaign dubbed “Business in Harmony” in Cebu recently, the company’s Executive Vice President and Treasurer Leo Po disclosed that four floors of the property are expected to be completed by the end of this year.

Cebu Exchange, the P8-billion, Grade-A green office development, is designed to address the IT and business process outsourcing (BPO) industry’s growing demand for quality space and will rise on the property that ArthaLand acquired along Salinas Drive at the gateway of Cebu IT Park.


The vacancy rate at the IT Park in Barangay Lahug and at the Cebu Business Park, both home to the city’s outsourcing locators and multinational companies, is very low and locators find it hard to look for large spaces for their operations, according to Po. 

Chris Narciso, Executive Vice President for Business Development, also said that office space take-up in Cebu “will remain very robust” as the city continues to be attractive to BPO and KPO locators.

“As long as Cebu continues to thrive economically and will have good infrastructure, this (growth in real estate) will continue to be very robust,” he said.

Cebu Exchange is set to rise along a major thoroughfare and is easily accessible to key destinations such as the Cebu Business Park, the IT Park, the Mactan-Cebu International Airport, and neighboring cities and municipalities.


The building will be the largest and the tallest IT-BPM business ecosystem at the Cebu IT Park area. It will house 4 floors of complementary retail outlets and 30 large-cut flexible office floors that can accommodate up to 12,000 people.

Po said the green office building allows occupants to make saving energy and recycling waste a priority. With an environment-friendly structure, Cebu Exchange will provide “high-quality working spaces”, he added.

Arthaland has introduced innovative functions for every part of the structure, including an optimized building envelope that maintains the temperature, using low double-glazed glass that reflects the ultraviolet rays from the sun, a rainwater collector that acts as a water saving feature, and its own septage treatment plant.

It aims to achieve a dual green building certification as it is pre-certified for Leadership in Energy and Environmental Design (LEED) and on track for a Building for Ecologically Responsive Design Excellence (BERDE) certification.
